| How do I create my advertisement? | |
The first step is to register with HOLIDAY RENTALS WORLD. Once you are registered you will start to create your advert by entering some basic details into a form and saving the information.
You will then complete the advert in Advert Manager.
What is 'Advert Manager'?
Advert Manager is a password protected area of the site available only to registered Property Owners. Using Advert Manager, you may:
- Finish creating your advertisement
- Edit your Advertisement
- Preview your advert as it is created or edited
- Order and pay for your advert(s) and any associated services.
- If you choose to, you may update your property's availability
- Set your rental rates
- Track or print copies of your orders
Do I have to complete all the screens and input boxes?
No, but your advertisement will have a far more professional look if it is complete. Also, because the public use a wide
range of criteria in choosing a property, incomplete property details may cause you may miss booking opportunities.
It is not a problem if you wish to take a break during the creation of your advertisement.
Just log out and log back in again when you wish to continue. We track your progress and will forward you to the appropriate screen.
Saving and Viewing your advertisement
Remember that any information you enter into any screen, must be saved to our database by clicking the appropriate button - usually
named 'Save Changes'. Doing this regularly will save you the disappointment of wasted time and effort. You may view your changes
at any time, by clicking the 'Preview Advert' button.
Preparing your advertisement in advance
To save online time, we would suggest that you prepare your text in advance using a programme like Microsoft Word or similar.
This will then enable you to 'cut and paste' the text into the various screens in 'Advert Manager'.
When will my advertisement be available on Holiday Rentals World?
Generally, your advertisement will appear within 3 days of us receiving your payment.

| May I advertise more than one property? | |
You may create an advertisement for each property you own or manage. However, please only describe ONE PROPERTY PER ADVERT.
If you have more than one property you would like to advertise, please read the following section.
If your properties share a common location.
If some or all of your properties share a common location, our QUICK AD SYSTEM will speed the process of
creating multiple adverts. Here is how it works.
- Register as an owner and create your first advert.
- Make sure you include ALL the text that will be common to all the properties.
- Email the following information to admin@holiday-rentals-world.com
- Your full name.
- The Property Reference Number of your first advert.
- The number of additional adverts you require.
- We will create the additional adverts and inform you by email
- The new adverts will contain all the text that is common to all the properties.
- All that is then required is for you to put the finishing touches and send us your photographs by mail or email.
- REMEMBER to mention the property reference numbers of your other properties with brief descriptions in each advert.
- REMEMBER to order your adverts in Advert Manager.
- Once we receive your payment we will make your adverts 'Live'.
If your properties are in different locations.
Our QUICK AD SYSTEM can still help you in the creation of multiple adverts, because you will not have to register separately
for each advert. Follow the same instructions as above and once the additional adverts are created, edit the text of each of the advert
to describe the individual properties.
Load Property Facility
Owners with more than one advertisement are provided with an additional facility in 'Advert Manager' which, allows you to switch between
adverts for editing purposes. This feature appears towards the bottom of the left hand menu in Advert Manger. It provides a drop down
list of your properties. Select a property and click 'Load Property'. The property is then loaded into Advert Manger for editing.

| Where may I find information about your advertising services? | |
| Our advertising services and their associated fees are listed on our Price List available via the 'Our Prices' button on the main menu. Information about each service is available by clicking the name of the service. |

| Do you charge commission on the bookings I receive? | |
No, we do not charge commisssion on bookings. Our revenue is derived solely through our advertising fees.
Holiday Rentals World provides a medium for property owners to advertise their holiday properties online, world wide.
All enquiries are channelled to you, property owner, either by Email, Telephone or Fax.

| Are my personal details safe with you? | |
We require your personal contact details solely to enable us to communicate with you regarding your advertising.
Be assured, we will never make owner details available to a third party.

| May I change the layout of my advertisement? | |
|
We offer a standardised layout for all properties. However you are free to change the information in your advert at any time.

| May I make changes to my advertisement after it is published? | |
You may order additional services at any time during the advertising period. Just click 'Order Services' in Advert Manager and
follow the instructions provided. The cost of additional services is shown on the 'Our Prices' screen.
You may make changes to any of the text in your advertisement, contact details, rates and availability at any time.
Just log in and open the section you wish to change from Advert Manager.
IMPORTANT! - remember to save changes to the database before leaving a screen or they will be lost. The changes you make 'go live'
immediately, so please check them thoroughly before saving.
If you wish to change any photograph, included in your advertisement, you will need to send them to us as described on the 'Your
Photographs' page in Advert Manager. There is a small charge for this service.

| Photographs - what do I need to know? | |
Your standard advert may display up to 4 photographs.
If you order an additional page you may add a further 8 photographs and additional text information.
Photographs may be sent to us as email attachments or by post.
Complete information about your photographs is available to registered property owners in the Advert Manager area of the site.

| Where will I find the Expiry Date of my advertisement? |
| Click 'Advert Status' in Advert Manager.

| How will I receive booking enquiries? | |
Booking enquiries can be received by either telephone, fax, email or email booking form. There is also an
email link on every property page for more general enquiries.
For telephone enquiries, you may display the times when you find it inconvenient to receive enquiries.
The Holiday Rentals World Booking Enquiry Form system is designed to be as foolproof as possible. It can only be reached via the
'Availability' screen which monitors the user's choice of dates and checks them against the availability of the property,
before carrying them forward to the Booking Enquiry Form. This ensures that the owner or third party contact does not receive enquiries
for non available dates.
The 'Availability' screen is laid out like a traditional calendar, making it far more intuitive to use than others.
In all cases a copy email is automatically sent to our offices for safe keeping. If you accidentally delete an email or are aware
that an email that has been sent, has not arrived, you may contact Holiday Rentals World to request a copy.
Copies of all emails are saved to the database and are available via Advert Manager.
This enables you to view emails from any internet connected computer.
The contact details for properties are displayed in your advert. Normally these will be your contact details.
If your enquiries are generally handled by a third party, such as an agent or local caretaker, you should click 'Booking Contact' in
Advert Manager and follow the instructions to set them as the contact person.

| What can I do to increase booking enquiries? | |
Holiday Rentals World constantly strives to increase the number of visitors to its site. However, for your
advertisement to attract the maximum number of enquiries you must:
- Use high quality photographs
Photographs are crucial to attracting enquiries. Take them on a bright, sunny day and ensure that they are well focussed. Ensure that
the subject fills the view finder and if taken indoors, make sure the rooms are tidy, beds made etc. If there is an open fire in the
living area that might help attract out of season visitors, consider including a shot with the fire alight.
Adding extra photographs is inexpensive but can greatly improve the impact of your advertisement.
- If you have not done so, set your rental rates
Displaying comprehensive rental rates can increase bookings. Property Seekers like to know what costs are involved before they enquire about availability. They are more likely to enquire about properties for which the rates are displayed.
- Choose your rental rates carefully
Your rates should be easy to understand and competitive. Check the rates of similar properties and ensure that your rates are not
too high or too low. Consider attracting visitors out of season with special offers, for example, discounts off the weekly rate for
long weekend breaks (Friday to Monday, inclusive).
- Take great care when writing the text content
We would recommend that you write all your headlines and text in advance and 'cut and paste' them into the appropriate input boxes.
Ask other people for their opinions or suggestions before you finalise the text. What is obvious to you as the Owner may not be as
obvious to someone who does not know the property.
- Regularly update the availability screen
See 'When and how do I update my property's availability?' above
- Respond promptly to enquiries
Be aware that you may not be the only owner that prospective renters have contacted, so delaying your reply could mean they go elsewhere.
- Send quality information to enquirers
Prepare good quality information packs in advance and send these promptly to all enquirers. If you are using an email programme that
allows you to create stationery to use with your emails, design one specifically for your property enquiry email replies.
- Offer Incentives, they might just tip the balance in your favour
Consider offering a small discount, if enquirers book within 7 days of receiving information from you.
Talk to the owners of restaurants and other attractions local to the property, to see if they might offer discounts to your visitors.
You can then provide visitors with vouchers with which to claim their discounts.
Consider offering a welcome pack consisiting of some of the staple food items they will need and perhaps a bottle of wine. These need
not be expensive but will be greatly appreciated and could result in return bookings..
- Telephone enquiries
Make a list of points about the property that you can emphasise to telephone enquirers and keep it by the phone. Ask enquirers if they
would like to be included on your mailing list and send them a reminder about your property once a year.
- Remember to keep your contact details up to date
Make sure you update the contact details shown in your Holiday Rentals World advertisement, as soon as any changes occur or you could lose bookings.

| Do I have to update my property's availability? | |
No, whilst we would encourage owners to do so, you may choose whether or not to use the availability calendar. If you choose not to use it, your advert will request that property seekers contact you to enquire about availability.
However, if you choose to use the availabilty calendar it is important that you update your availability screen as soon as possible after taking a definite booking.
Why is this so important?
This will avoid upsetting prospective renters by advertising your property as available, when it is not.
More crucially, the Holiday Rentals World site uses a real time system, that moves the availability window forward one month on the first day of each
month, discarding the previous month in the process. You should therefore update this new month as near to the beginning of the month
as possible. This will ensure a prominent position in the properties list, as the most recently updated properties are placed nearer the top of the list.
How do I update the availability?
Click 'Availability' in Advert Manager and follow the on screen instructions.
Should I update even though I have no new bookings?
Absolutely YES! Clicking 'Save Changes' on the 'Availability' screen will reset the 'last updated' field in the database without
affecting the current availability settings. This will ensure your property appears high in the site search results.
